Pre-Design Services And Briefing: Services in this phase are provided to assist the owner in defining the project scope and requirements. They include Coordinating Owner supply data (i.e.) detailed boundary and/or topographical surveys, soil surveys or such other as required for proper execution of the project. At this stage the Architect will obtain from, or prepare with the client, a schedule of accommodation and construction budget. Other services may include Feasibility Studies and Programming.
In the instance that services are required involving the renovations, alterations or additions to any part of or the whole of any existing structure, then Site documentation, Structural investigation and measured survey.
In the instance that services are required involving the renovations, alterations or additions to any part of or the whole of any existing structure, then Site documentation, Structural investigation and measured surveys would precede Stage 1 normal Architectural Services.
Normal Architectural Services:
Commissioning Preliminary Design Phase: The objective of this phase is to utilize the information generated, analyze the client’s requirements and prepare outline design proposals. Products include site, floor plans and elevational sketches to develop and study alternative design schemes for the project.
Final Design: Utilizing the approved schematic design, the design is now fixed describing the size and the character of the entire project. Services in this phase include coordination of structural, mechanical, plumbing and electrical engineering consultants. Choice of material and a statement of probable construction cost is prepared at the completion of this phase.
Construction Working Drawing Documents: This phase consists of preparing technical drawings and specifications in detail to enable the construction of the project and to obtain the necessary building permits.
Preparation of Contract Documents Phase: Services in this phase consist of assisting the Owner in obtaining bids or negotiated proposals for construction of the project. The Architect will also assist the owner in the preparation of bidding forms and the necessary Owner- Contractor Agreements.
Construction Administration & Supervision Phase: Services in this phase may involve field observation to monitor conformance with the Contract Documents , Contractor payment processing, preparation of change orders, and determination of substantial completion and final completion.
Make periodic visits to site to inspect generally the progress and quality of the work, as described under the Conditions of Appointment.
Advise and inform the owner on the progress of the work.
Issue Certificate of payment to the Contractor and perform other administrative duties required under the contract.
Make a final inspection and issue a certificate of final completion at the end of the contract works.
